What is a home inspection?

What should I NOT expect from a home inspection?

Home inspections do not predict or protect against future failurs. Heating and air conditioning systems can and will break down and an inspection cannot predict how long it will take for such a failure to occur. An inspection attempts only to reveal the condition of the component at the time of the inspection. If you want to protect yourself from the cost of future failures, consider a home warranty.

An inspection is not an appraisal that determines the value of a property. An inspector cannot tell you if you should go ahead and buy a property or give you any idea how much you should pay for a property.

A home inspection is not the same thing as a “code inspection,” which verifies local building code compliance. A home inspector will not pass/fail a property. Properties built before current code requirements are not obligated to comply with the code for homes built today.

Home inspectors will report things that are safety concerns, such as ungrounded outlets near a sink. An inspector thinks “safety” not “code compliance” when conducting an inspection.

Why should I have a home inspection?

A pre-purchase inspection can reveal a better idea of the physical condition of a property than you would have without an inspection. Costly problems can be discovered this way and brought to your attention before you buy a property. This way you are in a position to renegotiate the deal to have the seller make repairs, reduce the purchase price or walk away from the deal altogether. Without one, you are at a disadvantage once the deal is closed and a costly lawsuit becomes your only recourse.

A pre-sale home inspection is a good idea before you put your house on the market. This really is the best time to have one for all involved. All too often a home inspection is performed as a final contingency of sale with little time to absorb its impact. Problems that surface at this point can easily be blown out of proportion which can cause an overreaction and failure of the deal.

People are more receptive to problems when they are revealed up front, perhaps while they are viewing the property for the first time. The biggest benefit to the seller is fewer surprises down the road. It also makes a better selling price more likely and reduces your exposure to litigation after the sale is final.

Having a pre-sale inspection done does not decrease the buyer’s responsibility to exercise due diligence and have their own inspection of the property.

I am ready to book a home inspection, now what?

Just give us a call, 855-420-8550, and let us know you would like to book an inspection. We will ask you a few questions: the address of the home, your contact information, your realtor’s name (if you have one), square footage of the home, and if the home is on a slab foundation or if it has a crawlspace. We will then determine the price for the inspection, usually between $300-500. Then, we schedule the appointment, which can take anywhere from 2-5 hours. After the inspection is written, we will email it to you and/or upload it on to our website where you can view it privately. You will have the inspection report the morning after the inspection, if not sooner.
